Mad property owner

I am an owner of a property and RW has been managing it for last 4 years. If you know any other property management companies around Roseville, MN, I suggest you not to work with RW. If you are lucky that you get a responsible tenant, you are fine; but if you get a not responsible one, oh god, you are just like managing your property by yourself. 1. RW charges you a month of rent per year when they find you a tenant to move in. be sure to check their credit score and their financial stability before signing an agreement letter. RW's sales will always convince you to sign, no matter how bad the tenants might be. My current tenants had a foreclosure before, and I ask my RW agent if these tenants are financially ok? she told me that these tenants seem fine and a foreclosure is very common, and I should not worry about it. 2. RW charges you $89 a month to "manage" your property; which does nohting but to get a cut when your tenants pay rent. if the tenants do not pay, that's when *** happens. first, if the rent is due on the 1st of each month, RW will send you an email saying they have not recieve any payment from the tenants; the RW is trying to contact the tenants; and if you have any question regards to it, you can respond to the same email, and an agent will follow up with you. However, after that I respond those emails multiple time, no one ever responded to me. You have to keep calling RW until someone answers the phone. and that person will make all kinds of excuses saying they have called, left message, sent in letters, and text, but couldnt get in touch with the tenants. they can file an eviction if you want, but you have to pay a $850 to get the eviction process started. if the tenants happen to pay part of the rent, they will take their $99 cut before you get the rest.... today is the 26th of Feb, the tenants paid $600 of $1450 of rent on the 12th, RW got it's cut of $89 right away. the RW told me that the tenants said they will make the rest of the payment on 23rd and will not delay in future rent payment, but I have not heard anything from RW.... and they didnt not respond to my email, again. 3. RW's Maintenance team is just a total rip off. when there a maintenance request, this team will ask you for a $300-$400 approval of a not to exceed allowance before they send a technician in. and even if they are not able to fix it, they will charge you close to the allowance limit and telling you that you need to pay way more to get things fully fixed. no warranty if your issue breaks again. I paid $250 to RW to fix my fireplace, it did not work again in a few weeks and they ask me to pay like an additional $500 to purchase a new part for it.... when i called in, their customer service telling me the tech did add a note in my work order saying they temporarily made it work, it may broke in the future unless i purchase a new part of that fire place. but the technician didnt say anything while they were working on it.... I live out from state and I had no choice but to have RW fix it. 4. The tenants have missed paying their water, utility bill. RW is the first one receives the delinquent utility bills. they didnt say anything until a month later, that I recieve the letter from City of Roseville saying if I do not make the payment before certain dates, these charges will apply to my property tax........ I called the RW, their customer service told me they have receive the same letter a month before i did, but they didnt do anything until i called in........ it's like whoever answer your call has to do some work.. if you dont call, no one would care, or responsible for it. to take care of the water bill issue, i called in to follow up mutilple times each month for last couple of monthes. all RW did was saying they informed the tenants and fined them for late payment. but those late payment fee has nothing to do with home owners. and each time i called, i had to re-explain the situation, because it's a different person who I speak with, beacuse there's no direct contact. you had to wait until someone picks up the phone. 5. RW is not responsible for anything that happens to your property. I'm the type of person who never write reviews on anything. But I am so sicking tired of RW,the way they do business, and the irresponsible tenants that RW found for me.... I can not wait for our contract to end.

Renters warehouse is a nightmare

I just moved into one of there homes on Saint Gregory drive on May 17th,2019 and from that day its been nothing but *** The day we moved in my 16 year old daughter went *** and when she flushed the toilet it immediately filled to the top plungering didnt work. So I called renters warehouse they finally got someone here a couple days later he somehow damaged the toilet and had to get a new one and toilet still didn't work correctly neither does the sink which has a crack in the pipe.Then a few days later the basement toilet flooded the basement why we weren't home they sent a plumber who didn't even bolt the toilet down all the way and they want me to pay the bill for stuff that was messed up prior to me moving in. Then they never sent a remediation company out to deal with the sewage loss in the basement so after the third day of no one coming I had to pay for it and when the carpet was removed we found asbestos tile underneath. Also there's mold in the home and the dryer didn't work nor does the stove, its been over 2 weeks and still don't have a working stove. I would strongly urge anyone to be very careful upon using their services

Lack of response and money

I have had this company manage my house for a year and some odd months. I needed it at the time I hired them now not at all.

My first tenants were harassed when they didn't pay on the first. They threatened. I had to intervene every other month or so.I didn't hire renters warehouse to do anything but screen and do an eviction [if needed].I do all my own maintence.Well I have a new tenant. Somehow they sent someone out for a repair that had already been made but not verified.

They broke into my garage to do so.The garage isn't part of my tenants lease and they didn't have the authority. They avoid my phone calls and emails. I currently am wondering if I will be paid this month. Oddly looking at my local page it states they are high on tenants and low on handcuffs [yes that is on their page]Personally I think there is a lot more going on in my local office than I care to share here.

Advice If you only have one or two houses do it yourself.

You will have peace of mind and save some money in the long run.

I wish I had of been able to. I wouldn't be here writing this If I had

Where to begin...to start with I was asked to pay my 1st month rent, security deposit, and admin fee AND sign my lease before I was able to view inside the property. I've had several renters over the years from apartments, townhomes, single family homes and mobile homes. I was NEVER asked to do all of that before I could even see the inside. Through RW that's exactly what I had to do before I could see the inside. If I would have seen the inside, its a possibility I would not have rented this property. The photos that are online of the property are completely misleading. The house is not as it appears in the pictures. The pictures must be extremely old. The garage doors are manual (completely defect the purpose of having one), one side doesn't work. The basement in the photos look very nice. In reality its unfinished and completely gross. Its covered in spider webs and possibly every type of insect/bug you could think of. I just hope a snake doesn't come out. The hot water heater is completely damaged that the gas company refuses to touch it because if they hook the gas up all of the fumes will come into the house because the exhaust pipe is damaged. All of that stuff should have been fixed PRIOR to putting this house on the market for rent. The whole house could have blown up or we could've died from carbon monoxide poisoning. The HVAC guy said he put a request in for a new water heater because he could not fix it and it was denied. How? Why? So what am I suppose to do for hot water? Continue to boil pots of water just to bathe my son and I? I am disgusted and disappointed in myself and this company. I'll include photos of how it looks online and a video of how it really looks.

Terreasa and Shawwna are 2 of the laziest works in four group... They don't respond to emails sent more than once... Do not read email replies, don't return phones calls .... I called to speak with Shawwan 3 hours later she's calls.... I miss it and return it with in 5 minutes and now I'm *** out of luck because she calls me back at 5.... 6 hours later to tell me she's showing the same property to some one else and I'm supposed to get there and sneak in 10 minutes before the other showing! Horrible bus. Practice and I would give that lazy kid one dime! Either one.... People go through *** to have to do this anyway and these unprofessional kids working in today's market shows renters warehouse couldn't care less of its clients!

Unfortunate Experience

This company placed three consecutive tenants in our property that cost us money. The most recent tenant caused so much damage to our property it required $19,000 worth of repairs. Renters Warehouse took no responsibility for this problem and was very difficult to work with when it came to managing the repairs and the city requirements for the rental license. It has been a very long and difficult process dealing with the staff at Renters Warehouse because they don't communicate clearly and are very hard to reach. They tend to make themselves unavailable with a no return email and not answering their phone.

All went well the first 3 years with RW, until we began having another property mgmt. rep.

No returned emails, no returned phone calls, no updates on contractors coming for a repair. Over 2 weeks, open ceiling where HVAC leaking (still leaks - not repaired properly), we had mold tested (positive and requires remediation). Owners great but RW - sends subpar contractors that don't call, just show up and do 1/2 the job. We are still waiting as to the status of when mold remediators coming to the home.

We were told we would hear yesterday regarding the scheduling of mold remediators.

Then the HVAC needs repair, then the cabinets (damaged during partial repair) need repair and the walls and ceilings need repair. We can't even get a call to set up an appointment to begin these items!

The day of our inspection Alex did the inspection he came out said they didn’t really find anything except for 3 lightbulbs that were out. We gave him 3 lightbulbs he assured he would take care of them and we left. Guess what was on our move out....lightbulbs that were...

First they lied to us about having the back 5 acre field mowed...said it would be done the weekend after we moved in...it was 6 foot tall in weeds in some places. We would up having to do it.

We were promised the house would be cleaned before we moved in...it was filthy! Like food still in the fridge stove was gross, bathrooms dirty etc..Then they lost our move in punch list. How does that happen? It was done electronically.

We asked for it from the day we moved in for 11 months...they finally admitted they lost it and would use the move out from the previous tenants. They lost their security deposit so not much was on there. We are getting charged for things that was on our move in list. The barn was full of the last renters crap and the landlords stuff we were told to get rid of whatever we wanted because it was not addressed in our lease.

We have horses and that is why we wanted the barn. Now the landlords is trying to charge us for the crap we got rid of...from the advise that rr gave us. And the moveout inspection a lot of the stuff they showed we did was on the previous people’s move out inspection. I have the pictures!!
Then every time there is a problem, lights, fireplace backing up smoke into the house, power to the barn went out, back porch has holes and rotted boards, our grand child actually fell thru, etc...it’s up to the home owner weather they want to fix it or not.

And it was a fight to get anything fixed at all. At move in we asked about the rotting back porch we were told if someone got hurt sue the homeowner....seriously. If we had not been living in a hotel for 2 months (my husband was transferred to Nashville) and showed up with a uhaul with all our stuff in it I would have walked away. We paid 2400 deposit and 2300 a month.

This was not a cheap rental. Renters warehouse does not look out for the renters only the home owners...we will be going to court...there are many other rental companies out there to rent from.

Bad Experince

My family and I have rented a beautiful home with outdated cabinetry and outdated kitchen appliances. Signed a three year contract to live here.

We installed a beautiful kitchen appliance set that included giving us a gas range since the hook up is electric and or gas and a microwave above the stove at which there was just a hooded vent above the stove and electric stove with coil burners at move in. This updated the look of the kitchen and gave us more functionality for my family. I’m not sure who in America doesn’t have access to a microwave these days. Needless to say our appliances provide more efficiency on our utility bills as well.

We stored the homeowners appliances in our two car garage and had every intention at the end of our lease to have them successfully reinstalled prior to moving out. I keep my home very clean at all times. We are respectful renters and the fee we paid for security deposit and our monthly rental agreement far exceeds any changes upgrades that we should or would like to include to our benefit for the three year lease in our personal space. (In my opinion)But, apparently I didn’t read the fine print because renterwarehouse is allowed to do two video with commentary checks on your house a year given 48 hour notice.

This video commentary is sent to homeowner to check on condition of home. In the first visit,mind you, we’ve only lived here 4 months, the technician walking through my house noted how nice the property is he kept even stating it’s the best property he has seen. At no point did he mention when we spoke of the appliances that it was going to be a hassle. I then received a letter in the mail several days later post stamped two days prior to myself recieving the letter even though we check our mail daily that we have 10 days to comply to restore appliances back to original including drywall damage where the microwave was added, to install the range hood vent.

Comply or face evection. This being in the summer, one and a half weeks prior to my son preparing to start school. My partner and I both work and we work hard to make this a home and respect the home owner with good care of the home. We did however, recently rescue a new pet that was found in the desert at which point we were not sure what to do with her.

She became part of the family even though we were only temporary housing her until we were able to find her a good home. Unable to do so, and myself loving her already so much so fast, we are now requesting her to be placed on the lease which we would have done as soon as we have decided ultimately what we were going to do with her. Life happens, I feel My families space has been personally invaded and that the rental property and or the home owner did not take into consideration that we are not doing any harm by having our personal appliances in place. My APS bill alone was 600 for this property with only having one a/c unit for a two story home for the month of July.

I’m paying the price to live here daily and now it’s going to be slightly more uncomfortable living with the homeowners sub-par appliances since she decided not to approve them.

We are currently in the works to “comply” this is just a warning please read fine print before signing any lease. This is now what I have learned. To add to this. This home is on a corner lot on a busy street with no front parking, no curbing for visitors to park unless they park across the street.

These are things I did not notice when looking for a rental. Which we have already had problems with the HOA AND living next to a neighbor that is unpleasant to say the least. What I thought was going to be a wonderful experinace raising my children in this home has now turned into unpleasantness. Hoping we do not have any other issues in the future.

Not knowing if my family could just be easily kicked out on the streets over the smallest thing is stressful situation in itself. Please do research and make sure the property is right for all your needs regardless of who you choose to go with.

Property manager and her boyfriend and his daughter personnally took items out of a home. She gave gun to a citizen instead of law enforcement. She is a big liar and a thief. I am going to hire a lawyer i want her arrested and fired because she is not professional at all.

Avoid Chris Mulher in the Denver office. Completely unprofessional. He was late to the showing. He didn’t follow up and I had to reach out to him multiple times. He couldn’t answer any basic questions about the property. He couldn’t give a solid answer on any pricing. We applied for a property in Fort Lupton. Chris called at 730pm one night to let us know the owners of the property agreed to rent to us. He was was not understandable during the conversation. He couldn’t give us a solid answer on deposit, fees, or price of rent. He couldn’t remember the address, my information or anything for that matter. He kept mumbling about random items and topics. He was late to meet for the initial payment to take the property off the market. He refused to send me a list of pricing and fees and insisted that it would come with the lease. He then told me several times how much I owed at move in just to get the lease agreement and have all the numbers wrong. He told us three separate times that the pet deposit was no longer going to be on the lease since the owners were not putting sod down. To find out he lied and had never spoke with the owners and claimed that he “forgot” about the pet deposit. i have spoken with his advisor who told me that there have been several complaints likes this before on him and who verbally told me that Chris was not doing things by the book and was supposed to send me a price break down first thing. I am not sure why he is still working there. He refuses to send anything via email and insists on texting. He still won’t send me a professional break down of the prices on the place. I am having to use a legal advisor to review everything now due to the shady ways of Chris and his lies just to make a sale in the renting market. Avoid him like the plague! He is not worth the waste in time and money!

I am very disappointed with Olga Palmer and her company, Warehouse Renters. I lost over 2 months because of their negligence and poor performance.

They used low quality images of the home and would not update them, even after I sent new better quality pictures myself (this is supposed to be their responsibility). They found a tenant, who paid a security deposit in the beginning, however the tenant never showed up. There was no key box for other agents to enter the unit, no sign in front of the home showcasing it was available for leasing. A few times I sent email complaints to her managers, for which I received no response.

I was told at any time I could terminate our agreement and they would refund the security deposit in full. It was not until I asked to terminate my agreement and requested the refund of the security deposit (from the tenant which never showed up), that they refused to credit back the deposit. They should not be entitled to any commissions if there is no tenant, however they earned money from my house without any tenant. The CEO of the company and Manager of the company reached out to me stating they would not refund the security deposit, putting me in touch with their attorney if I was interested in taking further action.

Both employees and owners are rude, unprofessional, and do not care about their reputation within the industry.

They should not be in this kind of customer satisfaction business. Needless to say, I would take my business elsewhere.
