Renters warehouse is a nightmare
Lack of response and money
I have had this company manage my house for a year and some odd months. I needed it at the time I hired them now not at all.
My first tenants were harassed when they didn't pay on the first. They threatened. I had to intervene every other month or so.I didn't hire renters warehouse to do anything but screen and do an eviction [if needed].I do all my own maintence.Well I have a new tenant. Somehow they sent someone out for a repair that had already been made but not verified.
They broke into my garage to do so.The garage isn't part of my tenants lease and they didn't have the authority. They avoid my phone calls and emails. I currently am wondering if I will be paid this month. Oddly looking at my local page it states they are high on tenants and low on handcuffs [yes that is on their page]Personally I think there is a lot more going on in my local office than I care to share here.
Advice If you only have one or two houses do it yourself.
You will have peace of mind and save some money in the long run.

The day of our inspection Alex did the inspection he came out said they didn’t really find anything except for 3 lightbulbs that were out. We gave him 3 lightbulbs he assured he would take care of them and we left. Guess what was on our move out....lightbulbs that were...
We were promised the house would be cleaned before we moved in...it was filthy! Like food still in the fridge stove was gross, bathrooms dirty etc..Then they lost our move in punch list. How does that happen? It was done electronically.
We asked for it from the day we moved in for 11 months...they finally admitted they lost it and would use the move out from the previous tenants. They lost their security deposit so not much was on there. We are getting charged for things that was on our move in list. The barn was full of the last renters crap and the landlords stuff we were told to get rid of whatever we wanted because it was not addressed in our lease.
We have horses and that is why we wanted the barn. Now the landlords is trying to charge us for the crap we got rid of...from the advise that rr gave us. And the moveout inspection a lot of the stuff they showed we did was on the previous people’s move out inspection. I have the pictures!!
Then every time there is a problem, lights, fireplace backing up smoke into the house, power to the barn went out, back porch has holes and rotted boards, our grand child actually fell thru, etc...it’s up to the home owner weather they want to fix it or not.
And it was a fight to get anything fixed at all. At move in we asked about the rotting back porch we were told if someone got hurt sue the homeowner....seriously. If we had not been living in a hotel for 2 months (my husband was transferred to Nashville) and showed up with a uhaul with all our stuff in it I would have walked away. We paid 2400 deposit and 2300 a month.
This was not a cheap rental. Renters warehouse does not look out for the renters only the home owners...we will be going to court...there are many other rental companies out there to rent from.

My family and I have rented a beautiful home with outdated cabinetry and outdated kitchen appliances. Signed a three year contract to live here.
We installed a beautiful kitchen appliance set that included giving us a gas range since the hook up is electric and or gas and a microwave above the stove at which there was just a hooded vent above the stove and electric stove with coil burners at move in. This updated the look of the kitchen and gave us more functionality for my family. I’m not sure who in America doesn’t have access to a microwave these days. Needless to say our appliances provide more efficiency on our utility bills as well.
We stored the homeowners appliances in our two car garage and had every intention at the end of our lease to have them successfully reinstalled prior to moving out. I keep my home very clean at all times. We are respectful renters and the fee we paid for security deposit and our monthly rental agreement far exceeds any changes upgrades that we should or would like to include to our benefit for the three year lease in our personal space. (In my opinion)But, apparently I didn’t read the fine print because renterwarehouse is allowed to do two video with commentary checks on your house a year given 48 hour notice.
This video commentary is sent to homeowner to check on condition of home. In the first visit,mind you, we’ve only lived here 4 months, the technician walking through my house noted how nice the property is he kept even stating it’s the best property he has seen. At no point did he mention when we spoke of the appliances that it was going to be a hassle. I then received a letter in the mail several days later post stamped two days prior to myself recieving the letter even though we check our mail daily that we have 10 days to comply to restore appliances back to original including drywall damage where the microwave was added, to install the range hood vent.
Comply or face evection. This being in the summer, one and a half weeks prior to my son preparing to start school. My partner and I both work and we work hard to make this a home and respect the home owner with good care of the home. We did however, recently rescue a new pet that was found in the desert at which point we were not sure what to do with her.
She became part of the family even though we were only temporary housing her until we were able to find her a good home. Unable to do so, and myself loving her already so much so fast, we are now requesting her to be placed on the lease which we would have done as soon as we have decided ultimately what we were going to do with her. Life happens, I feel My families space has been personally invaded and that the rental property and or the home owner did not take into consideration that we are not doing any harm by having our personal appliances in place. My APS bill alone was 600 for this property with only having one a/c unit for a two story home for the month of July.
I’m paying the price to live here daily and now it’s going to be slightly more uncomfortable living with the homeowners sub-par appliances since she decided not to approve them.
We are currently in the works to “comply” this is just a warning please read fine print before signing any lease. This is now what I have learned. To add to this. This home is on a corner lot on a busy street with no front parking, no curbing for visitors to park unless they park across the street.
These are things I did not notice when looking for a rental. Which we have already had problems with the HOA AND living next to a neighbor that is unpleasant to say the least. What I thought was going to be a wonderful experinace raising my children in this home has now turned into unpleasantness. Hoping we do not have any other issues in the future.
Not knowing if my family could just be easily kicked out on the streets over the smallest thing is stressful situation in itself. Please do research and make sure the property is right for all your needs regardless of who you choose to go with.

I am very disappointed with Olga Palmer and her company, Warehouse Renters. I lost over 2 months because of their negligence and poor performance.
They used low quality images of the home and would not update them, even after I sent new better quality pictures myself (this is supposed to be their responsibility). They found a tenant, who paid a security deposit in the beginning, however the tenant never showed up. There was no key box for other agents to enter the unit, no sign in front of the home showcasing it was available for leasing. A few times I sent email complaints to her managers, for which I received no response.
I was told at any time I could terminate our agreement and they would refund the security deposit in full. It was not until I asked to terminate my agreement and requested the refund of the security deposit (from the tenant which never showed up), that they refused to credit back the deposit. They should not be entitled to any commissions if there is no tenant, however they earned money from my house without any tenant. The CEO of the company and Manager of the company reached out to me stating they would not refund the security deposit, putting me in touch with their attorney if I was interested in taking further action.
Both employees and owners are rude, unprofessional, and do not care about their reputation within the industry.
They should not be in this kind of customer satisfaction business. Needless to say, I would take my business elsewhere.

All went well the first 3 years with RW, until we began having another property mgmt. rep.
No returned emails, no returned phone calls, no updates on contractors coming for a repair. Over 2 weeks, open ceiling where HVAC leaking (still leaks - not repaired properly), we had mold tested (positive and requires remediation). Owners great but RW - sends subpar contractors that don't call, just show up and do 1/2 the job. We are still waiting as to the status of when mold remediators coming to the home.
We were told we would hear yesterday regarding the scheduling of mold remediators.
Then the HVAC needs repair, then the cabinets (damaged during partial repair) need repair and the walls and ceilings need repair. We can't even get a call to set up an appointment to begin these items!
